Unfortunately value was way off. Arv came in a bit lower than expected. appraiser would not consider 2 comps on the same street due to it being in “better condition” but that is what the rehab is for. The bigger issue is the As-Is value came in 25% below the purchase price. Even Factoring in the condition of the property and the Appraisers ARV I don’t think such a differnce in AS-IS Value is Justified.
